CSR DEFINITIONS DEFINITIONS CSR NUMBER OF RENOVA
TED APARTMENTS IN A PORTFOLIO The concept includes the works in apartments during the year affected by major maintenance, renovation, rebuilding or extension work. Renovation is defined as the change of a building, part of a building or installation into a condition from a functional point of view, comparable to new condition. The term renovation of apartments included works such as pipe replacement (known as relining), improvement of waterproofing in the bathrooms and kitchen, new kitchen cabinets, etc. Normal apartment maintenance such as wallpapering, painting, replacing carpeting, and replacement of individual sanitary products are not included. OPERATING COSTS Operating costs means operating, administrative and corporate overhead costs WASTE The values for food waste and residual waste is theoretically calculated as follows: Hired container volume x volume weight for each type of waste x estimated fill rate. Volume weights are taken from the RVF’s report 2000:12 - Volume Weights for Waste. The data on the hired containers volume is obtained from the City of Västerås and fill rate estimated at 70% for food waste and 95% for residual waste. HOUSING AVAILABILITY FOR ELDERLY Housing available for elderly is referred to the housing which is accessible without having to climb stairs. It includes dwellings on the ground floor and housing which is accessible by elevator. Note that when there is a height difference at the entrances there must be ramps or a similar access aid. CO2 EMISSIONS FOR TRANSPORT This includes emissions for transport vehicles owned by the company and trips made by private cars in service. The fuel consumption for petrol driven cars was taken at 0.8 liters / ten kilometers. To estimate emissions from own transports, use the following conversion factors:The average emissions of carbon dioxide equivalents of the company’s cars. This even includes CO2 emissions for transport vehicles owned by the company and trips by private cars in service. The average emissions of carbon dioxide equivalents was calculated based on the calculation model for carbon dioxide equivalents, using GWP, distributed on the number of kilometers driven. Fossil fuels are not considered renewable. These admittedly renew themselves but over a very long period of time, many millions of years. In addition, they consumed today at a greater rate than they are renewed. Nuclear power does not count either as renewable, since the production is based on finite resources. Seen from a sustainability perspective, this has critical importance if energy is renewable or not. Solar energy, bio fuels, hydro and wind energy are renewable sources. Stored energy (fossil fuels) such as oil, coal, gas and uranium is not a renewable energy. This means that electricity can be produced from both renewable energy if produced in a hydroelectric plant or bio fuel-fired plant and not renewable energy if it is produced in a nuclear power plant or power plant fueled by oil or coal. OTHER RENEWABLE ENERGY SOURCES Solar Energy: Solar cells, solar heating, solar collectors Wind: Wind farm parks, wind power plants Hydropower: Osmotic power, wave power, tidal power, ocean thermal power Geothermal Power: Heat pump, ground heating, geothermal heating, water heating Bioenergy: Fuel pellets, biofuel SUSTAINABILTY CRITERIA WITH PURCHASING This concept refers to the criteria of ethical and social responsibility as well as financial. As standard in tender specifications there shall be clauses on the right of rescission if the parties or their representatives / or employee of a party during the term of contract, and in their role as representatives / or employee of a party, is convicted of unlawful discrimination or the party forced to pay damages because of conviction of crimes against the Equality Act, discrimination in employment on the grounds of disability, sexual orientation or otherwise. Parties must also comply with applicable work environment health and safety law and regulation. Financially, the tenderer must prove that it is free from barriers to participation under LOU. It indicates that the bidders may be excluded from participation in procurement if it is in bankruptcy, liquidation, receivership or has become insolvent, has been prohibited to trade, or similar process. The bidder must also be able to demonstrate that it is registered for Company tax and VAT, as well as paid those taxes, social security contributions and other statutory charges. ENVIRONMENTAL REQUIREMENTS FOR PROCUREMENT Environmental requirements for procurement vary depending on what is to be procured. If it is for the collection of waste, then for example, there may be stipulations for vehicles, fuel and training in Ecodriving. With construction of new buildings or renovations there may instead be demands for special building materials and waste management. SICK LEAVE Total sick leave is calculated on the number of sick days for any reason that employees are sick. In the case of accidents at work these are calculated based on the number of sick days derived from reported occupational injuries and incidents that led to sick leave. SOCIAL RESPONSIBILITY Within the framework of social responsibility this includes both internal and external costs. This therefore means costs for neighborhood developer / area developer or equivalent. Also included are costs directly presented within the framework of social responsibility, ie cost of residents moving in, support to associations, homework assistance, area events aimed at increasing community or social gatherings in residential areas, the external costs of the Tenants Association’s involvement, associations or other external organizations. SOCIAL ASSISTANCE Within the framework of social assistance includes costs for living social issues. There may be staff costs for those who work with disorders, financial advice, eviction, working with social housing priorities and short-term contracts (sample contracts) that are linked to living social groups or equivalent 20 Bostads AB Mimer Sustainability Report 2012
